Full advice and recommendation We offer a full advice and recommendation service in all cases, (where you speak to an adviser), in order that we can make an informed decision with you about the choice of your new mortgage. Where you use our Web Site and apply on-line we provide information on different types of mortgage products available to allow you to make a choice. We will also provide you with information relevant to your mortgage needs, covering such items as an explanation of the main repayment methods, the implications of taking out a mortgage - a full information list can be found in Section 3.2 of the Mortgage Code which is enclosed with this letter. Where you require advice; During our initial meeting, we will be completing a detailed mortgage/financial review questionnaire to enable appropriate advice to be given on the mortgage. Once we have made our recommendations to you, we will confirm our advice in writing. You should keep this, as it will be an important record of our discussions. Details of the loan will also be confirmed in your lenders formal offer. My firm may receive fees from lenders with whom we place mortgages, where this occurs we will tell you the amount. Where advice is given it is also our practice to charge a completion fee of £150 for the work involved in processing your mortgage and for the advice given. Where a loan does not complete (for whatever reason), or no advice is given we will not charge you. In more unusual cases e.g. where the applicant has county court judgements, defaults etc., a buy to let mortgage, where you have not fully disclosed all relevant information or if the case is a Northern Rock 'together' our fee is £250. We will treat all your personal information as private and confidential (even when you are no longer a customer) except where a disclosure is made at your request or with your consent in relation to arranging your mortgage. You have rights of access under the data protection act 1998 to your records held on file. Our aim is to provide you with a first class professional and confidential service - should a complaint arise, in the first instance you should contact me at the address above. Thereafter should the complaint not be resolved to your satisfaction, we will assist you in resolving it by referring it to The Mortgage Code Arbitration Scheme whose address can be found in the Mortgage Code. The Mortgage Code Compliance Board (MCCB) regulates the Mortgage Code to which we subscribe. As part of MCCB's duties we may be asked to provide them with access to our customer records in order that they may carry out an audit of our activities. The MCCB's ability to inspect customer records promotes best practice in our industry and ensures you continue to receive the best possible service from us. If we disclose your personal information to the MCCB then it has agreed with us that it will only use it for the purpose of compliance with the Mortgage Code and not for any other reason. If you would not like us to disclose any of your personal information to MCCB then please write to us informing us of this within 21 days of today's date. By using this site we give Austin Financial Services permission to record and disclose our personal details in connection with obtaining Mortgage Facilities on our behalf.
